POSITION SUMMARY:
Highwater Capital is looking for a commercial real estate analyst with a minimum of 2 years of experience in real estate analysis & accounting.

RESPONSIBILITIES:
Prepare initial site and market analyses including demographic reports, maps, competition reports, and general site information
Provide general administrative support to the department such as tracking project expenses and preparing presentations
Various projects based on request
Prepare financial models and demographic / psychographic analyses
Organizing and maintaining a perpetually growing database of deals
Build and maintain property valuation models using Excel and ARGUS
Produce asset-level reporting on a periodic basis
Prepare regular update reports on asset performance for senior management
Assist in underwriting and due diligence of new CRE investment opportunities in different asset class including ground up development
Assist in managing existing projects
Assist and review monthly requisitions with development team
Assist in budget preparation and required supporting documents
QUALIFICATIONS:
Experience in real estate development or construction
Strong analytical and modeling skills, must have proven experience building financial models for new acquisitions and development
Must be proficient in spreadsheet preparation and manipulation
Must have strong verbal, written, and communication skills
Excellent organizational skills
Must be able to work independently
Ability to multi-task and work simultaneously with different Development Managers
Ability to analyze data and present key findings both verbally and in written form
Deadline oriented
Detailed knowledge of Microsoft Excel, Microsoft Word, and Microsoft PowerPoint

POSITION SUMMARY:
Highwater Capital is looking for an experienced construction site superintendent to manage our projects. You’ll supervise our staff and ensure projects are delivered on time. As a superintendent, your job duties will also include allocating and monitoring budgets.
This role requires excellent communication skills, as you’ll collaborate with various people, such as construction workers, architects and engineers. In order to succeed, it’s important to know how to implement quality, health, and safety standards onsite.

ESSENTIAL RESPONSIBILITIES:
Keep track of project progress
Ensure jobsite is in compliance with OSHA and NYC Building Codes
Ensure jobsite remains safe, clean, and orderly
Purchasing, keeping track, and maintenance of equipment purchased\
Identify long-lead items and schedule purchases accordingly
Quantity takeoffs, purchasing, and keeping track of material stock
Verify orders and facilitate/inventory deliveries
Paperwork management: file and maintain submittals, drawings, and other pertinent project documents
Process RFI’s and change orders
Collaborate with architects, engineers, and subcontractors
Set performance goals and deadlines/milestones for subcontractors
Plan construction processes and project timelines
Estimate costs and ensure project is on budget
Monitor and report on project progress
Fill out and maintain daily jobsite forms and reports
Plan inspections and monitor DOB and DOT permits
Implement safety guidelines
Hold weekly toolbox talks and safety meetings
Conduct weekly coordination meetings, monthly safety meetings with subcontractors, and prepare meeting minutes
Quality control of work performed & materials used
Resolve on-site issues and emergencies
REQUIREMENTS:
Previous experience in ground-up construction (4+ stories)
Knowledge of NYC Building Codes, OSHA, Safety, and Health guidelines for construction sites
In-depth understanding of construction operations, processes, and planning
Proficiency in Microsoft Office
Ability to track budget and anticipate an overruns
Ability to create project schedules, maintain deadlines, and anticipate issues
Organizational and time-management skills
Abilities to lead and inspire
62 Hour SST Card
Degree in Engineering, Construction Management, or similar field is a plus
